I’ll address the first part of that question first. An appraisal (or Current Market Analysis) looks at the variables regarding specifics to your property (how many bedrooms, bathrooms, garaging, features, floor size, section size etc) and then compares those with recent sales that match your homes criteria or as close to it as reasonably possible within a reasonable proximity to your home.

Unlike simply going on one of the previously mentioned websites where the number can be manually inflated or subject to an algorithm that no one quite understands an appraisal by an agent is based on the sales data available and a bit of our market knowledge and expertise.
